How the Custom Home Building Process Works

Our vision and expertise meets customers in all stages as they move through the build phases from land or lot planning, architecture, drafting, interior design, outdoor living, home automation and even construction lending referrals. Land or Lot Inspiration

First steps include meeting with Chris Vann, the owner of Vann Custom Homes, to discuss the land or lot which you plan to build on. We can help facilitate the lot selection and process. Once the lot or property is chosen we can discuss site preparation and the home placement to determine what works best with the topography. You are encouraged to bring floor plans, designs, and inspiration photos to capture your home dreams. Next steps would include a comprehensive plan to capture the homeowners vison and inspiration in the build process.

Floor Plan and Site Plan Customization

The next step in the custom home process is to meet to discuss the your floor plans and inspiration photos. We will make sure we answer all your questions to ensure the plans and design fits your family’s lifestyle. We may recommend plans if there’s a good match, or you can purchase a plan from a designer you like online. There are many excellent floor plans available that can be customized or modified to create a home designed specifically for your unique needs. At this meeting, we will also establish a budget and review how allowances work with our vendors and interior designer. Vann Custom Homes takes pride in maintaining clear communication and transparency throughout the home-building process, ensuring you always understand the schedule, allowances, and budget. We will also review the construction agreement, scope of work, and contact before starting construction. The contract you’ll enter with us was developed by the National Association of Home Builders. By the end of this meeting, we will have the information needed to develop a detailed plan for your review and a Construction agreement.

Floor Plan, Allowances, and Budget Preparation

The next step involves a collaborative process of refining your plans through sketches and revisions as we finalize both the design and budget. We partner with highly skilled architects, plan designers, and interior designers that will craft the perfect custom home plan for your family. Scope allowances and specifications information will be included for your review.

While we work on completing the plans and budget, you’ll begin arranging construction financing. Together, we aim to complete this stage within 30 to 45 days to keep your project moving forward efficiently.

Site & Pre-Construction Collaboration

Within 30 to 60 days after signing the Construction Agreement/Contract we finalize the allowances and budget and sign both the Construction Agreement and Scope of Work Contract. After the agreements are signed, our team will begin bringing your dream home to life.

Once you are pre-qualified and have signed your construction contract, you will begin the exciting process of making design decisions. This includes selecting finishes, reviewing preliminary plans, and discussing any changes during a pre-construction meeting. Throughout construction we’ll hold several on-site meetings, including a framing walkthrough, mechanical walkthrough, interior design reviews, and any additional meetings as needed to ensure every detail meets your expectations.

After finalizing your custom plans and closing on your construction loan, construction officially begins!
